Is the housing market slowly starting to recover? YES. What is definite is that as mortgage interest rates fell below 5% for the third time queued up demand for houses came out and bought houses. Now that rates are rising again, will the market continue to recover? It is possible. We think yes. The government's tax credit will help, but that is only for first time home buyers. So there is no doubt that lower interest rates brought some waiting demand out of the market. The big question is whether it will create a continuous flow to the point where inventory levels fall to a supply level which stabilizes prices? In some markets this is already happening. We are watching that closely, but indications right now are positive. Why is this important? -As we said in February 2009, stabilizing the banks deliquencies/foreclosures stabilizes their balance sheets and allows them to recover. This has now happened and Banks want to pay back TARP. -sets a bottom for the consumer's house which will improve the psychology of the consumer. Why? They are no longer sitting on a depreciating asset, which in most cases is their biggest asset. Psychology is important because people are so fearful right now they are not spending across all sectors. -Sets a future bottom for the government's defecit spending. This is important because we do not want to enter a cycle of a devalued dollar and high inflation. So, if you are waiting to buy a house, it is possible that right now could be your chance of a lifetime. Wait, and miss out.
